The asking price did not move.
Metro Atlanta's median list price is $415,000, the same as last September. What moved is everything around it. There are 29,735 homes for sale, up 4.3% from a year ago, and 7,859 homes are under contract, the fewest for any September since this data starts in 2016. That is 3.78 homes for sale for every home under contract, the widest that ratio has been in ten years. Sellers are not cutting faster, 24% of listings had a price cut, about the same as last year, and almost none are raising: 0.8% did, the lowest share on record. The metro is holding its asking price while fewer homes go under contract. This month the south side ran the other way again.
The story this month: the metro added homes, this corridor shed them
Across the South Metro corridor, eight of the ten spotlight ZIPs below have fewer active listings than a year ago, four of them by 10% or more. Fairburn is the only one with more. Here is what that looks like in practice. In South Fulton 30349, inventory is down 16% from last September, and for every 100 homes for sale, 32 more are under contract. Metro wide that number is 26. When the pending ratio runs that far ahead of the metro, the ZIP is absorbing homes faster than the metro average suggests.
The intown side of the corridor tells a different story. West End, Cascade and Lakewood are carrying pending ratios of 18 to 22 per 100 for sale, under the metro pace, and Cascade's typical listing has now sat 74 days. Same side of town, opposite pressure. That split is exactly what the Negotiating Room score is built to catch.
What is Negotiating Room?
One number, 0 to 100, for every metro Atlanta ZIP with 50 or more active listings. It ranks four public listing metrics: the share of listings with price cuts, the change in inventory, days on market, and homes under contract per 100 for sale. Around 50 is typical for the metro. Higher means conditions lean toward buyers having more room to negotiate; lower means less. It is a rank, not a discount and not a prediction, and the scores below are three month averages through September 2026 so one odd month does not swing them.

If you are buying
The score tells you where sellers have been waiting. East Point, Negotiating Room 64 of 100, pairs a $264,975 median with 27% of listings already cut and 65 days of typical market time, which is a conversation opener, and Cascade at 61 of 100 has the longest typical wait in the corridor at 74 days. In the tight arc south of the airport, homes that show well are moving, so walk in with your financing already arranged and ask for what you need in writing.
If you are selling
Fewer neighbors on the market is good news for a seller, but it is not the whole corridor. In South Fulton and Union City, inventory is below last September and buyers are committing faster than the metro pace, so a home priced to the data can ride that. Fairburn is the exception: inventory there is up 22% from a year ago, so you are pricing into more competition, not less. The intown side asks a third kind of discipline: with pending ratios under the metro pace and buyers holding more room, your opening price does most of the negotiating for you. Price to this September's data, not to the neighbor's wish from 2022.
If you are investing
Medians across this corridor run $231,225 to $438,725 against the metro's $415,000. Watch the pending per 100 column as your absorption signal: the arc ZIPs are absorbing fast at medians under the metro's, and the intown ZIPs with more room are where patient offers get conversations. The spread between those two conditions inside one corridor is where the work is.
One more thing from this month's read. More homes for sale did not make every home negotiable. The ZIPs with a median under $300,000 have 13% fewer listings than a year ago; the ZIPs above $450,000 have 8 to 10% more. If you are shopping under $300,000, the inventory headline is not about you. More inventory does not make every Atlanta home a bargain.
