Information we collect

• What you enter in a form: your name, email, phone number and property address, and details about your plans, such as timeline, budget or the property's condition. The mortgage form also asks for an estimated down payment and credit range.
• Your text message choices: which text message boxes you checked, if any, and when.
• Site usage: Google Analytics and the Meta Pixel use cookies to record the pages you visit, your device and browser, and how you reached the site.

How we use it

• To answer your inquiry and provide the report, estimate, consultation or service you asked for.
• To send non-marketing text messages about your inquiry, showings and tours, only if you checked that box.
• To send marketing text messages about new listings and market updates, only if you checked the separate marketing box.
• To reply by email and confirm what you submitted.
• To keep the records required of a licensed real estate agent.
• To understand how the site is used and to measure advertising.

How we share it

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties.

We do not sell your personal information. We share it only:

• with service providers that run this site and our communications (hosting, database, email delivery, the CRM and text messaging platform, and the property data provider used for home value estimates), which may use it only to provide those services to us;
• with others involved in your transaction, such as a lender, closing attorney or inspector, when you ask us to; and
• when the law requires it.

All of the above categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

Your choices

• Text messages: both text message boxes are optional. Reply STOP to any message to opt out, or HELP for help. The Terms describe the text message program.
• Email: use the unsubscribe link in any marketing email, or reply and ask to be removed.
• Access, correction or deletion: email or call us. We will act on the request except for records the law requires us to keep.
• Cookies: you can block or delete cookies in your browser, and Google offers a Google Analytics opt-out.

Security and retention

We use reasonable safeguards to protect your information, but no method of sending or storing data is completely secure. We keep information as long as we need it to respond to you and to meet legal and brokerage record-keeping requirements.

Children

This site is not directed to children under 13, and we do not knowingly collect their information.

Changes

If this policy changes, the new version will be posted here with a new effective date.
