Fairburn 30213 is the one ZIP in this corridor with more inventory than a year ago, and it also carries one of the highest pending rates. More choice and more demand at the same time.
The Negotiating Room score places a ZIP code against every other ZIP in the metro on four measures: how many sellers are cutting price, how inventory has moved, how long homes sit, and how much of the market is already under contract. It runs 0 to 100. It is a rank, not a discount, and a score near 50 is simply typical for the metro.
Union City 30291 scores 16. That does not make it a lesser place to live. It means homes there are leaving the market quickly and owners hold the leverage. If you own in a low-scoring ZIP, the number is working for you. The score measures negotiating pressure and nothing else.
Do not shop this corridor as one market. A buyer in 30311 is working against 16 pending sales per 100 listings with a score of 67. A buyer in 30291 is working against 44 with a score of 16. Those are different negotiations in neighborhoods a few minutes apart. Know which one you are in before you write an offer, because the same tactics do not work in both.
Inventory fell in nine of these ten ZIP codes while the metro added 3.4%. You have less competition than a metro-level headline suggests. That is real leverage, and it is local. The 25% of metro listings cutting price are mostly homes that started above the market. Price to recent, nearby comps and this corridor is still moving.
